Seattle’s Trusted Commercial Pressure Washing Team
If you manage commercial property in Seattle, you already know what our weather does to exterior surfaces. Moss on sidewalks, algae on building facades, oil stains in parking garages, gum ground into concrete — it all adds up fast. That’s where we come in.
Since 2017, we’ve been the go-to pressure washing crew for business improvement associations and commercial property managers across King County. We don’t just show up with a hose — we match the right equipment, pressure, and technique to every surface so your property gets clean without getting damaged.
Reliable and on schedule
We show up when we say we will, every time. Our teams are W-2 employees earning a living wage — not day laborers.
Real-time updates via Slack
Every client gets a dedicated Slack channel with before-and-after photos and progress updates in real time.
EPA-compliant practices
Our pressure washing practices comply with EPA NPDES guidelines to protect Seattle’s waterways and stormwater systems.
Responsive and communicative

The Right PSI for Every Surface
Not all surfaces can handle the same water pressure. Using too much PSI on the wrong material can etch concrete, strip paint, or damage wood grain. Using too little won’t get the job done. Here’s how we approach it:
Concrete & Asphalt
3,000–4,000 PSI
Sidewalks, parking lots, loading docks, and driveways can handle high pressure. This is where we really blast away oil stains, chewing gum, tire marks, and years of ground-in grime. Most commercial sidewalks in Seattle need this level of cleaning at least twice a year.
Brick & Stone
1,500–2,500 PSI
Brick and natural stone are durable but porous. We use moderate pressure with the right nozzle angle to clean without eroding mortar joints or pitting the surface. Common on older Seattle storefronts in Capitol Hill, Pioneer Square, and the International District.
Wood & Composite Decking
500–1,200 PSI
Wood fences, decks, and siding need a gentler touch. We use lower PSI with wider fan tips to lift dirt and mildew without splintering or gouging the grain. We’ll recommend a sealant after cleaning to protect the wood from Seattle’s constant moisture.
Hot Water vs. Cold Water Pressure Washing
Most pressure washing companies only offer cold water. We bring both — because the type of grime dictates the right approach.
Cold Water Pressure Washing
Works great for general dirt, mud, dust, mildew, and loose debris. It’s the standard for sidewalks, building facades, and most concrete surfaces. Cold water at high PSI is efficient, effective, and cost-effective for routine maintenance.
Hot Water Pressure Washing
When you’ve got grease, oil, or organic buildup (think restaurant dumpster pads, commercial kitchen exhaust areas, or loading docks), hot water makes all the difference. Heated water breaks down oils and fats that cold water just pushes around. It’s also more effective at killing mold and algae spores — important in Seattle’s damp climate.
We’ll recommend the right approach based on your property. Most commercial jobs use a combination of both.
Soft Washing for Delicate Surfaces
Some surfaces can’t handle any real pressure at all. Painted walls, stucco, EIFS (synthetic stucco), vinyl siding, and certain roofing materials need a different approach. That’s where soft washing comes in.
Soft washing uses low pressure — typically under 500 PSI — combined with eco-friendly cleaning solutions that do the heavy lifting. The chemicals break down mold, algae, and dirt at the molecular level, and the low-pressure rinse washes it all away without risking damage.
We use soft washing on commercial roofs, painted building facades, and any surface where high pressure could cause more harm than good. It’s a technique that takes skill and experience to get right, and our team has been doing it across Seattle since 2017.
How Often Should You Pressure Wash?
Seattle’s climate means your property needs more frequent exterior cleaning than buildings in drier regions. Here’s what we typically recommend:
- Sidewalks & entryways: Every 3–6 months for high-traffic commercial areas. Twice a year minimum.
- Building facades: Once or twice a year, depending on exposure and material. North-facing walls collect more moss and algae.
- Parking lots & garages: Twice a year, or quarterly for high-traffic locations like retail centers.
- Roofs: Annually. Moss and algae start damaging shingles within a single Seattle winter if left unchecked.
- Dumpster pads & loading docks: Monthly or quarterly, depending on use. Grease and organic matter build up fast.
We can set you up on a recurring schedule so you never have to think about it. We’ll show up, clean, send you photos, and you can get back to running your business.

What Our Clients Say
“Highly Recommend Them!” Most mornings, when we show up to open our business, trash, graffiti, and even feces are strewn about the property. Some bicycles have been locked to our fences, and mattresses have been left in an alley. We were lucky to find SSC to handle this issue. They stop by three times a week to clean our property. I would highly recommend them if you are having similar problems.
